If you recently purchased a home with a brick exterior, you need to know how to take care of it. It is true that brick is a sturdy material that can last a long time; however, in order for your brick house to remain sturdy and safe for years to come you need to know how to take care of it. Here are three basic maintenance tasks you are going to have to stay on top of as an owner of a brick home.
#1 Check Your Foundation
At least once a year, you need to walk around your house and inspect your foundation. Your foundation is the cement that is below the bricks that cover the exterior of your home. Your foundation should be smooth and free of cracks. You may want to take pictures of your foundation when you first move in so that you have a visual record to compare your foundation to over time, instead of just relying on your memory.
Cracks can develop in your foundation for a number of reasons. When your home settles into the ground, cracks can develop. If any of the embedded metals inside of your foundation start to corrode, cracks can occur. When the cement expands and contracts due to changing temperatures, cracks can occur. #2 Check Your Bricks
When you inspect your foundation, you should also inspect the bricks around your house. You'll want to keep an eye out for bricks that have become cracked, chipped or loose. You'll also want to inspect the caulking that holds the bricks together and make sure that it has not begun to chip or wash away.
Once again, it is a good idea to take pictures of all your exterior walls when you move in so that you can compare what you see each you without having to rely solely on your memory.
If you spot any bricks or sealant that is compromised, you'll want to call in a masonry to come and repair the bricks for you. You shouldn't let damaged bricks sit for an extended period of time; water could make its way through the cracks and eventually compromise the integrity of the outside of your home.
#3 Check The Flashing & Gutters On Your Roof
Finally, in order to make sure that the exterior of your house stays in good shape, you need to check your roof as well. Specifically, you need to make sure that the flashing on your roof is secured and has not become loose.
The flashing is the roofing material on the edge of your roof. Often times, the flashing goes to the edge or even extends beyond your exterior walls. If the flashing gets loose, water will start to leak down the side of your house instead of going into the gutters. This can compromise the integrity of your brick exterior.
As a new owner of a brick home, make sure that you inspect your roof, exterior walls and foundation at least once a year for any issues.
